At D + J we like to ensure our tenants are pleased with our service and the property you rent from us, so from the moment you walk through our office door in Sun Street, Hitchin we will guide you through the rental process.
From property viewings all the way through to checking you in on the day you move into your new home our team are there to help you. We all live locally and know the area well so we can advise you on which houses or flats meet your criteria.
Members of TDS and ARLA
We are legally compliant and we ensure our landlords are too. Your deposits are protected in the government authorised Tenancy Deposit Protection Scheme. We are one of the only locally qualified lettings agencies being members of ARLA (to belong we have to take exams and pass!) and we take pride in our transparent communications.
As well as our team of Lettings Consultants who look after our rented properties, we are technology led and we have a portal for reporting and monitoring progress of any maintenance work. You can be assured we use local registered and qualified contractors, many we have known for almost 10 years!
If you are new to renting there are some things you need to know. Your deposit is five weeks’ rent which is held for the period you rent the property and there are referencing criteria that you have to meet; we will talk you through this and all the documents you need to provide.
Our tenancy agreements, signed by you and the landlord, are always kept up-to-date to comply with government and industry changes and our inventories and inspections are detailed to protect both you and the landlord.

Tenancy Application Process
Once you have found a property to rent we will present your proposed Offer to the landlord and then ask you to complete our Terms and Conditions for Tenancy Applications and pay a Reservation Fee.
We will then send you a link to complete your reference application, once your references are completed these will be presented to your landlord for approval.
We will arrange for any cleaning or works to be undertaken at the property. Your dedicated Lettings Consultant will check the property and make sure it is ready for your move-in date.
Tenancy Agreement contracts will be prepared and sent to you and your landlord for electronic signature.
An inventory report will be prepared and the inventory clerk will contact you to arrange a time to meet on the day of move-in to run through the inventory report and take meter readings.
We will send you an invoice for the Security deposit and the 1st months rent, which you must pay by before your move-in date.
