At D + J Lettings we offer four different service levels so all you need to do is choose the one that suits you. This will depend on how involved you want to be in managing your tenant, the time you have available and the level of risk you want to take.

From a tenant find service, let only, lettings and rent collection to our premium fully managed lettings service, our team of experienced staff will guide you efficiently through the process.

1. Tenant find service
We are experts at finding tenants and vetting them. We’ve interviewed thousands of people in our time as property consultants and we can find the tenants you want for your property. We advertise your property on all major portals and we appreciate you don’t want void periods of time when your property is unoccupied so we seek to find your tenant in the quickest time possible.

Ideal for:
This service is ideal for landlords who have the time and experience to manage their own properties but want the professional marketing expertise of a property lettings consultant.

2. Let only
In addition to our tenant find service, where we market your property and vet your prospective tenant, you can extend this service to include the paperwork. By paperwork we mean tenancy agreements, inventories and collecting the first month’s rent. We have the most up-to-date tenancy agreement, know the legalities and we create detailed inventories with photographs to protect you and your tenant.

Ideal for:
This service is ideal for landlords who want to manage the tenancy themselves but want to ensure the tenancy agreement, inventory and statement of condition is completed professionally.

3. Lettings and rent collection service
A more comprehensive service than a tenant find or let only service, we will handle rent collection and payment to you, register the deposit with the TDS, promptly informing and advising you of any rent arrears if there are any.

Ideal for:
Landlords who don’t want the hassle of collecting rent but do have the time to deal with maintenance and managing the property.

4. Fully managed letting service
This is the service where all you have to do is relax and enjoy the rent. We do it all for you and keep you fully informed – after all we are the lettings and property management experts! The all-inclusive service that includes all of the above and much more: regular property inspections, routine service and maintenance, dealing with any emergency repairs, safety checks, dealing with tenants’ issues and queries, serving notices, overseeing the tenant check-out, end of tenancy inspections, deposit returns and remarketing your property.

Ideal for:
This is the perfect service for busy landlords who don’t have the time or they are living overseas (and we have a lot of overseas clients!) or travelling. They want to give the entire day-to-day tenancy management and upkeep of their property to D + J.
